2025-26 Eligibility Requirements for Living in DTS Housing
DTS Housing is intended primarily for active, degree-seeking DTS students taking coursework in residential programs.
Every resident must be eligible for Housing. If at any point during their lease term a current resident is no longer eligible for Housing, the resident will be in violation of their lease and subject to consequences according to Section 1.2 of the Lease.
DTS Housing understands that class registration deadlines do not always align with leasing deadlines. Effective January 1, 2025, applicants and residents do not need to be enrolled in one in-person class for the upcoming school term in order to sign a lease. However, registration eligibility will be checked throughout the lease term and any resident who is found ineligible will be in violation of their lease and subject to consequences according to Section 1.2 of the Lease.
For the duration of their lease term, all residents (on and near-campus) must be:
An actively enrolled DTS student, OR
On official Leave of Absence within the 12-month maximum, OR
An approved* DTS staff member, OR
A family member of an eligible resident, applying to live with the eligible resident.
All residents (on and near-campus), including family members, must:
Have lived in DTS Housing for less than the eight (8) year maximum cumulatively
Be in good standing with DTS Housing and Dallas Theological Seminary, in adherence to the terms of the lease and DTS Student Handbook
Have a balance of $0 when applying for lease renewal.
On-Campus Housing residents are subject to the following additional eligibility requirements:
Must not be enrolled in a DMin, DEdMin, Certificate, or Non-Degree program (even if on official LOA)
Residents who moved into On-Campus Housing after May 1, 2024 must be enrolled in one Dallas Campus in-person class.
- Effective June 1, 2025, all residents must be enrolled in one in-person class on Dallas Campus.
DTS Housing reserves the right to refuse to offer an apartment to any applicant, regardless of eligibility.
*Staff members seeking to live on-campus must submit an appeal form to the Housing Committee with supporting documentation explaining why on-campus housing is necessary to their role at DTS. Approval is not guaranteed.
Important Considerations
Continuing Eligibility
Please pay special attention to your graduation date or other factors that may impact your eligibility for Housing. You must select a lease end-date that corresponds with your qualifications. If you are no longer eligible for Housing at any point during your lease term, this is a violation of your lease and you may be disqualified from renewal and/or evicted.
Other Factors for Residents Seeking Renewal
All applicants with a prior history of living with Housing will also be evaluated based on a number of factors, including but not limited to:
Length of Tenure with Housing (8 year maximum)
Resident Conduct (including Care of Property)
History of Lease Violations (such as Rent Delinquency)
Community Involvement and Contributions
Extenuating Circumstance
Renewing residents must not have an outstanding balance in order to be eligible for Housing.
