SP25 Renewal Deadline is March 1!
We’re so glad that you’re thinking about staying with us in DTS Housing! All residents who wish to renew their lease for another lease term should plan to complete the On-Campus Housing Application by the renewal deadline (March 1, 2025) to avoid late renewal fees. It is not an option for residents to remain in DTS Housing past their current lease end date without being approved for renewal and signing a new lease.
If you do not wish to move out this year, check your lease end date! If your lease ends in Summer 2025, you must apply for renewal in Spring of 2025. If your lease ends in December 2025, you must apply for renewal in Fall of 2025.
Renewed leases will begin the day after the original lease expires (no need for the resident to move out and back in) unless otherwise stated in the lease. Please note the new lease will reflect updated rent rates for 2025-26. Residents who wish to vacate during the summer months, without renting the apartment, must completely move out and re-apply for Housing. This option is not considered a lease renewal and a new offer is conditional on approval and availability.

Eligibility Requirements
Please see Eligibility Requirements for the updated Seminary policies regarding Housing eligibility.
Every resident must re-qualify for renewal. DTS Housing reserves the right to not renew a resident for any reason. Some factors that contribute to renewal eligibility include, but are not limited to:
- Resident Conduct (including Care of Property)
- History of Lease Violations (such as Rent Delinquency)
- Length of Tenure with Campus Housing (8 year maximum)
- Academic Progress & Status
- International Visa Status
- Number of Incoming Residents
- Extenuating Circumstance
- Community Involvement and Contributions
- Please note that current residents must have a $0.00 balance with Housing in order to be eligible for lease renewal.
Keep in mind...
Graduating in December?
You must select a one semester lease if you are graduating. All residents must be active students during their entire lease term. Your rent rate will be discounted to the standard academic year rate as a special for graduates.
Need a roommate?
You are responsible for finding a new roommate if you desire one. Check out Roommates for resources! Reach out to the Housing Office if you have any questions.
Reaching 8 Years in Housing?
The maximum amount of time a resident may live in Housing, cumulatively, is eight (8) years. Any resident who wishes to extend their stay beyond the 8-year limit must submit an Exception Request annually.

If you are applying to renew and transfer apartments, please select both options on the Housing Application.
July End-Date Lease Exception Requests
Every year, we make available a limited number of leases that end on July 31 for an additional $100 fee. These leases are requested during renewal season in the renewal application. All requests must receive approval from the Housing Office and your DTS Academic Advisor. However, if you have an extenuating circumstance requiring a last minute change to your current lease-end date, you may submit an Exception Request by following the application process below:
Application Process
- Meet with your DTS Academic Advisor and fill out the Advising Consultation Form.
- Submit the Exception Request Form with your completed Advising Consultation Form attached.
Very few requests may be approved. Please still follow the steps to vacate by the end of your current lease term until you receive the results of your exception request. If your request is approved, we will work with you to change any move reservations you may have scheduled and update the appropriate paperwork.
Emergency Extension
Residents whose lease ends May 31, but have an emergency need to remain in the apartment after the expiration of the lease, must submit an Exception Request Form.
Emergency Extensions past July 31 will not be granted. Leases ending in December are not eligible for Emergency Extensions.
Examples of situations DTS Housing would consider emergent may include (but are not limited to):
Medical emergencies
Unexpected complications with the birth of a child
An international student’s home country unexpectedly closes its border
Concerns pertaining to a resident’s academics (e.g.: summer course additions, course changes, program extensions, course extensions, etc.) do NOT qualify them for an Emergency Extension. DTS Housing reserves the right to deny any request for an Emergency Extension.
