Looking to Transfer Apartments within DTS Housing?

Residents who would like to move from one apartment or building to another can apply to transfer by submitting the On-Campus Housing Application at any point during their lease term. Every applicant must be eligible for DTS Housing in order to transfer; please check the Eligibility Requirements prior to requesting a transfer.

Transfer Types

There are three types of transfers. All transfers are approved on the basis of resident eligibility and apartment availability.

1. Standard Elective Transfers

Standard Elective Transfers occur when residents desire a change in their number of bedrooms, view, floor, or building at the end of their lease term. The conditions of an elective transfer are as follows:

  1. Pay a Transfer Fee of $500.
  2. Pay the difference between the Security Deposits of the current apartment and the new apartment.
  3. Transfer within one week of the new apartment’s availability date. If the transfer apartment is not available within one week after the lease-end date, the resident must vacate their current apartment within two weeks after the lease-end date, and move back in on/after the Apartment Availability Date.

Since elective transfers are transferring at the time of renewal, all transfers must be approved for renewal before they are considered for transfer. Please make sure that you submit your Housing Application as both a resident seeking to renew and a resident seeking to transfer.

2. Mid-Lease Elective Transfers

Mid-Lease Elective Transfers occur when residents desire a change in their number of bedrooms, view, floor, or building during their lease term. These residents would be electing to break their current lease in order to transfer apartments.

DTS Housing allows mid-lease elective transfers to cancel their current lease without penalty if all residents in the apartment are transferring together. These mid-lease elective transfers should refer to the conditions of the elective transfer above for the conditions of their transfer; the transfer fee, etc. still applies.

If only one or some of the residents in the apartment desire to transfer, while one or more residents desire to stay in the apartment, the transferring residents may cancel their current lease without pursuing early termination by agreeing to the following:

  1. Continue to pay their portion of the monthly rent on the apartment they are vacating until the apartment is re-rented or until the end of the Lease term (whichever comes first).*
  2. Pay the transfer fee of $500.
  3. Pay the difference between the Security Deposits of the current apartment and the new apartment.
  4. Transfer within two weeks of the new apartment’s availability date.

*The remaining roommates may choose to rent the apartment by themselves without needing to find new roommates. In this case, the apartment will be considered re-rented once the new lease is signed. The overall rental price for the apartment will not change from the initially leased rate.

DTS Housing is not responsible for re-renting the apartment. The Housing Office will provide support by connecting the remaining residents with any eligible applicant on the Housing waitlist, but it is the responsibility of the transferring resident(s) to work with the remaining residents to find new roommates for the apartment.

3. Required Transfers

Required Transfers occur when residents are required or requested to transfer by DTS Housing in order to accommodate a resident with ADA needs, address maintenance issues, or as otherwise determined necessary by the Housing Office. This includes transfers at the end of a lease term where a current resident transfers into an apartment already occupied by another current resident. These transfers will not be charged a transfer fee.

"As-Is" Moves

For all transfer types, due to the impact of transfers upon move season and staff overall, a transferring resident may be asked to accept their new apartment “As-Is.”

“As-Is” apartments are those apartments determined by Housing staff to be in great condition (without significant mechanical damage). These apartments may have aesthetic damage (holes in the walls, etc.) but are functionally ready for a new occupant without needing to undergo the typical, full-length make-ready process. Transitioning apartments “As-Is” shortens the ready time of an apartment and allows for faster transfers.

If approved for an “As-Is” move, the resident will be agreeing to live in the apartment in its current condition. The following terms will be attached to the resident’s new lease as an addendum:

  1. The apartment will receive a professional cleaning of the vacated space, to be completed prior to move-in.
  2. Any mechanical issues will be addressed by the DTS Facilities Team at any time while the resident lives in the apartment.
    • The resident will follow the procedures for placing a maintenance request through AppFolio for all maintenance requests.
  3. Any cosmetic issues will be accepted “as-is” for as long as the resident lives in the apartment (this includes, but is not limited to, nail holes in walls, painting, scuff marks, existing damages, dents in appliances, etc.).
  4. The transfer fee will be $300, instead of the standard amount of $500.

It is the responsibility of the resident to request a preview of the apartment they will be transferring to and accept existing cosmetic damages prior to accepting a transfer offer.

Residents may not request to take an apartment “As-Is.” Housing staff will prioritize making ready every apartment whenever possible, in order to care for the building well and to maintain a high standard for the living conditions of every resident. “As-Is” situations will only be considered and approved when an apartment proves to be in great condition and the circumstances around the transfer necessitate an “As-Is” move.

Application Process

  1. Review your transfer type. If you have roommates, make sure to discuss with your roommates all the consequences that may come from your transfer.
  2. Submit the On-Campus Housing Application. All transferring residents must submit separate applications (families and couples may apply with one application).
  3. Housing Staff will reach out to confirm the details of your transfer and/or extend an offer, if an apartment is available.
  4. Pay associated fees within the deadlines listed in the offer letter.
