Welcome to DTS Housing!
Congratulations on signing a lease with DTS Housing! Whether you are a new resident or a resident transferring from a different unit, please refer to the below guidelines for moving into a new apartment.
Your Move-In Date
You should have already scheduled your move-in as a part of the offer acceptance process. As a reminder, you may not move anything into your apartment prior to your scheduled move-in time. If circumstances arise such that you must reschedule your move, please do so using the link at the bottom of the confirmation email you received for your current move-in date. You will be charged a $50 fee for rescheduling, and you may not reschedule your move to a date earlier than the availability date given in your offer letter. If you have questions, please contact the Housing Office.
Prior to Moving In
- Pay your Security Deposit and first month’s Rent: You cannot receive your apartment keys until these are paid in full in your online portal.
- Set Up Internet: While there is guest Wi-Fi access for the building and campus, this is not always reliable within the apartment units and you may therefore desire to contract for your own internet. Swindoll Tower is wired for Spectrum, while Washington Apartments is wired for AT&T.
- Set Up Electricity (Swindoll Only): If you are a new resident in Swindoll Tower, please note that you must contract your own electricity. If you do not set up your own electricity, you will be fined for any bills the Housing Office receives for your apartment and the bill will be charged to your portal. Some common providers include:

- Submit Assistance Animal Paperwork: If you are bringing an assistance animal with you, you must complete and submit the appropriate paperwork identifying your animal as an emotional support or service animal. You will also need to sign an addendum to your lease. Please contact the Housing Office for the proper paperwork.
- Confirm Move-In Logistics: The Housing Office will reach out to you one week prior to your move to confirm the logistics of your move. If you have questions about your move prior to this, please contact the Housing Office.
Parking
Please park on St. Joseph Street in front of Washington Apartments (1107 Saint Joseph Street, Dallas TX 75204). The Housing Office is located on the first floor directly across from the lobby doors. Please come to the Office first to retrieve your keys. Once you have your keys:
- Washington residents will have access to the Washington Parking Lot where you can park your moving vehicle in the loading zone.
- Swindoll residents should park their moving truck at the Swindoll Tower Loading Dock (3900 Floyd Street, Dallas TX 75204). The truck should be parked next to the ramp to the left of the dumpster. Please make sure you do not block street access to the dumpster.
The loading zone in the parking lot is only available to the residents during the scheduled move reservation. All vehicles and moving trucks must be removed from this zone by the end of the resident’s move reservation.
Note for Swindoll Residents
The building dumpster is adjacent to the Swindoll loading dock. Blockage of the area in front of the dumpster prevents routine garbage removal by the building’s third-party vendor and causes serious back-up of the building trash chute, affecting all residents. Any parking violations discovered due to residents blocking the trash pick-up area in Swindoll Tower will receive a charge of $350 to the resident’s online portal.
Need More Time to Move?
Residents who are moving large items (bed, dresser, bookshelves, etc.) should use the Loading Dock (Swindoll) or the 1R elevator (Washington). If you think you will need more time to move these items into your apartment outside of the four hours of your move-in reservation or after your official move-in day, please schedule additional furniture move reservations below. If you do not complete your move (which includes returning all building move equipment to their original places) by the end of your scheduled move reservation, you will be charged a fee. We often have many residents moving at once and have set policies in place to protect everyone’s time and transition. We thank you for your support and understanding in facilitating a smooth move season!
A Note for Transfers
If you are a current resident transferring to another unit in DTS Housing:
- Please check out a loading dock key (if transferring to/from Swindoll) from the Housing Office at least 24 hours prior to your scheduled move.
- If you are transferring between buildings, you must schedule a move reservation for each building at the same date/time.
- Please note that you may not use DTS equipment to move furniture between buildings, only within buildings.
- When transferring within a building, you must complete your move within one move reservation. If you need additional time, please schedule a furniture move.
After Moving In
Mandatory Move-In Meeting
Within 30 days after the resident’s move-in, the Apartment Community Manager will reach out to the resident to schedule a mandatory introductory meeting. This meeting serves as an important introduction to building usage and care of property, as well as an opportunity for our team to welcome the resident into the community of DTS Housing. Failure to attend this meeting will be charged a Tier 3 violation fee (see Lease Section 5.1).
New Resident Registration with Mail Services
Fill out the Mail Services form to receive notifications when a package has arrived for you at DTS Mail Services. Located at 4023 Floyd Street, residents may pick up their packages from the center during open hours.
Parking Decal
Your vehicle must be registered in your AppFolio portal and you must obtain a parking decal from the Housing Office in order to park on campus without being towed. Contact the Housing Office to get your decal. Please note that this decal must be renewed every year.
Trash Policy (What type of trash do I have?)
Moving can be messy! Please deposit all bulk trash items (this includes Styrofoam packaging) in the 2nd floor Bulk Trash Room if you are a Washington resident. Swindoll residents must place a maintenance request in AppFolio for bulk trash pick-up.
During peak move seasons (May/August), the Bulk Trash Room in Washington will be locked and reserved for vacating residents due to the massive influx of bulk trash items. Washington residents should place a maintenance request for bulk trash pick-up during this time.
